GET MOVING

An architect focuses on design, space planning, and creating construction documents that communicate your vision clearly to builders. We translate your needs into buildable plans that maximize functionality, aesthetics, and compliance with building codes. While contractors execute the construction, architects ensure the design meets your goals before ground is broken.

GMT Home Designs offers both traditional architectural services (where you hire your own builder) and design/build services (where we partner with select builders). This flexibility means you get expert design guidance regardless of your preferred approach. Our three-phase process—Discovery, Design, and Documentation—ensures everyone's aligned on expectations, timeline, and budget from day one.

The value? Fewer change orders, accurate cost projections, and a home that functions exactly as you envisioned. We've spent 30+ years refining this process across Massachusetts, Rhode Island, Connecticut, and New Hampshire.

For most residential projects in New England, expect 14-20 weeks from initial consultation to construction-ready plans, depending on project complexity and scope.

Here's the realistic breakdown:

  • Site consultation and design scope determination (2-3 weeks)
  • Design development (10-12 weeks): Schematic design, 3D renderings, client feedback and iterations, material selections
  • Construction documents (6-10 weeks): Detailed plans, specifications, materials lists, permit-ready documents

Our Chief Architect software accelerates this timeline significantly. Because you can walk through your space virtually and make changes in real-time during design meetings, we eliminate weeks of back-and-forth revisions that plague traditional design processes.

Architectural fees vary based on project complexity, size, and level of involvement you need.

What's always included:

  • Initial site consultation and feasibility assessment
  • Conceptual design and space planning
  • Photo-realistic 3D renderings (exterior and key interior spaces)
  • Complete construction documents with floor plans, elevations, structural engineering, sections, and details
  • Materials specifications and materials lists
  • Building code compliance review
  • Basic permit assistance and zoning consultation

Optional services (customized to your needs):

  • Full construction administration and site visits
  • Interior design selections (fixtures, finishes, cabinetry details)
  • Mechanical/electrical/plumbing coordination
  • Energy modeling for sustainable design
  • Multiple design alternatives for comparison

Unlike many firms with one-size-fits-all pricing, GMT tailors our involvement—and fees—to what your specific project actually requires. Working with an experienced builder who needs minimal oversight? We adjust accordingly. Need us as your advocate throughout construction? We're there.

We provide transparent, detailed proposals after your initial consultation so there are never surprises.

You need an architect whenever design complexity, structural changes, or permitting requirements exceed basic contractor capabilities—which describes most significant renovations.

You definitely need an architect for:

  • Structural modifications (removing walls, adding floors, foundation work)
  • Additions that need to integrate seamlessly with existing architecture
  • Historic home renovations where character preservation matters
  • Projects requiring variances or special permits
  • Open-concept remodels involving load-bearing walls
  • Any project where you're unsure what's structurally possible

You might not need full architectural services for:

  • Cosmetic updates (paint, flooring, fixtures)
  • Simple kitchen/bath refreshes without layout changes
  • Basic repairs or maintenance

The reality? Homeowners often underestimate renovation complexity. That "simple" kitchen expansion often involves structural beam calculations, building code upgrades, and careful space planning to maximize function. An architect ensures your investment delivers results—and prevents costly mistakes that plague DIY or contractor-only approaches.

In New England, where historic homes with unique structural considerations dominate, professional design guidance isn't a luxury—it's practical risk management. GMT has solved thousands of renovation challenges across varied New England architectural styles over three decades. We know what's possible, what's wise, and what's worth the investment.

The Design Process

Approached with enthusiasm, confidence, imagination, teamwork, and a sense of humor, a building project can be a wonderful creative experience.
01

Defining goals and challenges

The first stage is to clearly define your needs, as well as any problems the project is to address. We’ll begin to develop criteria for judging the design. You’ll find that it helps to separate the definition of the problem from the solution.

02

The architectural design

With clear goals, we can begin the design work. We first work out the general size, shape, and location of the major elements, and spend some time working out one or more alternative approaches. Then we work with the client and iterate the design to refine the best solution.

03

Construction documents and costs

We produce buildable designs and construction documents that help the owner and contractor have clear, aligned expectations about the range of financial investment required. Everyone's on the same page, from groundbreaking to completion.
