Chief Architect and 3D Home Design

We execute our architectural design work using Chief Architect, a powerful home design software program, which allows us to create detailed, buildable custom plans and materials lists. We can also quickly produce dramatic, photo-realistic renderings that will make a powerful impression on your clients, and we can make changes on the spot during a client presentation to ensure that your customers are getting what they want.

We can provide the needed REScheck Compliance Certificate Energy Code information for all projects as well.

Design/Build Sales Services

Our design/build process typically includes an initial contract for three deliverables – schematic design, provided by GMT, and the budget and schedule – developed by our build partner. The homeowner then signs a construction contract with the builder, which includes GMT's delivery of construction documents.

Contractors expanding into design services: You've been a great builder but clients increasingly ask "can you help us design this?" rather than hiring separate architects. We provide design services under your brand so you can offer comprehensive solutions without hiring in-house designers or learning complex software.

What we provide:

Code-compliant construction documents: All GMT plans meet current building codes (IBC/IRC), energy codes (including REScheck certificates), and accessibility standards where applicable. Your plans will pass plan review without code-related revisions.

Zoning analysis and strategies: We review local zoning bylaws for setbacks, lot coverage, height restrictions, parking requirements, and other constraints. If variances or special permits are needed, we help you understand what's required and document the necessary information for zoning applications.

Permit-ready documentation: Our construction documents include everything most building departments require—floor plans, elevations, sections, construction details, energy compliance, and framing and all associated structural calculations. We've worked in hundreds of Massachusetts, Rhode Island, Connecticut, and New Hampshire municipalities over three decades—we know what local building departments expect.

Regional expertise matters: Code requirements and permit processes vary dramatically across New England. What flies in one town might not in another. A detached ADU that's allowed in one municipality requires special permits in the next. We stay current on local requirements across the regions we serve.

Permit application support: While contractors typically submit permits (as they're pulling the permits), we provide the documentation needed and can answer building department questions about design intent, calculations, or specifications.

Plan revisions for building department comments: If building departments request clarifications or modifications during review, we handle the revisions quickly so your permit approval stays on track.

We DON'T do: Septic design (we work with Title 5 engineers); surveying (we use your surveyor's information).
